When timing becomes a priority
A quick sale should not mean an improvised decision. The objective is to remove avoidable delays while keeping the legal and practical checks that protect both parties.
With a traditional sale, time may be spent preparing the property, taking photographs, publishing listings, arranging viewings, negotiating and waiting for a buyer’s financing. The actual timetable depends on the property, its location, condition, legal situation and asking price.
How a direct sale to immo-privat works
1. Present the property
Send the municipality, property type, approximate size, condition, occupancy and preferred timetable. Plans, documents and recent photographs help us understand the file.
2. Review of the file
immo-privat considers the property for its own account. We are not instructed to look for another buyer. If the property fits our acquisition criteria, we may move towards a purchase proposal.
3. Compare the complete proposal
Compare not only the proposed price, but also the conditions, timetable, work you would otherwise need to carry out and the certainty of the buyer’s position.
4. Follow the Luxembourg legal framework
A property sale in Luxembourg remains a formal transaction. The sale agreement must be read carefully and the transfer is completed through a notarial deed. Ask your notary to clarify any clause you do not understand.
What can genuinely save time?
- Identify who is legally entitled to sell.
- Gather ownership, cadastral and co-ownership documents early.
- Check whether a valid energy performance certificate is available.
- State immediately whether the property is rented or occupied.
- Be transparent about renovation work and known constraints.
- Choose a selling method that matches your real deadline.
A buyer not dependent on a bank loan
immo-privat does not depend on obtaining a bank loan to finance its acquisition. This removes one common uncertainty on the buyer’s side. It does not remove the need to verify the property, documents and contractual conditions.
