Direct property purchase in Luxembourg: how does it work?

A direct property purchase is different from appointing an estate agent: you present the property to a potential buyer rather than asking an intermediary to market it.

Direct property purchase in Luxembourg: how does it work?
General information: this content does not replace legal, tax, notarial, administrative or financial advice for your individual situation.

A buyer, not an intermediary

At immo-privat, a direct purchase means that a Luxembourg property is reviewed with a view to immo-privat buying it for its own account. We do not publish the property and wait for a third party to make an offer.

The five main stages

1. Initial information

Provide the location, type, size, rooms, land, occupancy, overall condition and known work. Explain your preferred timetable and any particular context.

2. Review

We consider the location, condition, legal and occupancy situation, available documents and potential work. A serious analysis cannot be reduced to a single average price per square metre.

3. Possible proposal

If the property corresponds to our criteria, the proposed conditions can be discussed. You can then evaluate the balance between price, time, simplicity and work avoided.

4. Sale agreement

In Luxembourg, a signed sale agreement is a real contract. It may contain conditions and must be understood before signing. Your notary or legal adviser should clarify anything uncertain.

5. Notarial deed

The transfer of ownership is completed through an authentic notarial deed.

Why consider a direct purchase?

  • You are leaving Luxembourg.
  • You do not want a long marketing period.
  • You want to avoid repeated viewings.
  • The property requires renovation.
  • The property is part of a separation, inheritance or joint ownership situation.

What does purchase without bank financing mean?

immo-privat does not need to obtain a bank loan for the acquisition. Other checks and conditions specific to the property may still be necessary.

Frequently asked questions

Does immo-privat resell the property before buying it?

No. Our role is to consider an acquisition by immo-privat itself.

Is a notary required?

Yes. The final property transfer is formalised through a notarial deed in Luxembourg.

Does a direct sale guarantee the highest market price?

No. It offers a different balance between price, timetable, simplicity and certainty.
