Three ways to sell
1. Through an estate agent
The agent markets the property, organises viewings and communicates with potential buyers. This can suit owners who want to delegate the search for a buyer.
2. Privately
The owner prepares the listing, answers enquiries, arranges viewings and negotiates. This gives control but requires time and careful screening of candidates.
3. Directly to a buyer
You present the property to someone who may buy it. This is immo-privat’s model: we review the property for our own account rather than looking for a third-party purchaser.
Without an agent does not mean without a notary
The Luxembourg legal framework still applies. The sale agreement can bind the parties, and the final transfer is completed through a notarial deed.
Documents to prepare
Collect the documents available for ownership, cadastral references, plans, co-ownership information, leases and the energy performance certificate where required.
Advantages of a direct sale
- Fewer intermediaries.
- No public advertising campaign.
- Fewer repeated viewings.
- Direct discussion with the potential buyer.
- Possibility of presenting the property in its current condition.
Points to compare
A direct sale is not automatically the best solution for everyone. Compare the concrete price, contractual conditions, buyer financing, timetable, marketing costs and work required before deciding.
Frequently asked questions
